Summary:


This is the Richcraft Trailsedge Phase 4 proposal for the corner of Mer Bleue and Brian Coburn. The low-density residential component of the subdivision is comprised of approximately 425 units, and up to 250 more units in the high-density mixed used area.


This includes a 28 storey high-rise in block 195, 199 (pink area on image below) for future development. The maximum permitted height is 12 storeys but developers can apply for exemptions for higher.


The rationale for such a high-density area is the proximity to the future BRT (Bus Rapid Transit) corridor, which is not expected to be built until post-2036.

Zoning By-law Amendment (ZBLA): To re-zone the property from a Development Reserve (DR) zone to zones commensurate with the proposed uses, including:


o “Residential Third Density Zone, Subzone YY, (R3YY[XXXX])”;


o “General Mixed Use Zone (GM[XXXX])”;


o “General Mixed Use Zone, with an 85 metre height maximum (GM[XXXX], H85)”; and o “Parks and Open Space Zone (O1)” for the proposed municipal Parkette.
